I made up my mind to do some more research, so I came to bigger pockets to reach out to the community here to see if I could get some feedback from people that have experience with this.  

I imagine your model isn't set up like a traditional listing platform.Cap rate and CoC are traditionally the two metrics that we focus on.

If you or your parents are a veteran then you should reach out to them.

There are thousands of locations that make a great place for a STR, but if you can make it personal not only do I believe a self-managed STR performs better, but it helps with analysis paralysis.Also, if you need help running numbers, we offer that complementary to anyone, so feel free to reach out! 

I'm going to reach out to the hoa to see who is responsible for the pipes between units , but I do expect I will have to pay.thanksrob 

I'm telling potential STR buyers that if they can stand short-term mediocre numbers, they're likely to see an increase in the metrics in the next year or two as A) new investors continue to waffle over the higher interest rates so new listings decline and B) some existing owners sell because of the lower numbers of the past year.
