I was under the assumption that this was a fairly long process requiring testing, the proper insurance..Etc.

Freezer door should close properly and should have little to no ice accumulation.Cabinets: should be clean and neat.

Pick up trash, clean ac condenser coils, check all cabinet pulls for tightness, lubricate door hinges and make sure security devices work properly.

The appraiser will determine how to weight each approach based on local market conditions that vary from location to location. 

You can give proper notice that you are not going to renew in any way (term or month to month) and they should vacate on X date.
