Good question to start with as most of the questions depend on if you want to spend time managing or playing multiple roles in the acquisition.

They don't charge you a fee until you've failed the inspection a second time; so it seems like the play for efficiency is to not waste time out there and if you do get flagged you go back separately and fix the issue(s)?

You could view that the low eviction rate is due to the difficulty doing evictions and that may play a role.  

I would say it's unlikely this would come into play for @Kevin Galimba... since you can HELOC out your invested capital and buy your next property, while retaining the cash flow and future appreciation of the current property.

Hire any and all roles out IF you as an investor are not interested in playing that role.
