I've been doing research and looking online for ideal areas in Philly.

That is really discouraging because it puts my goal of quitting my job out even further.With the demands of 3 kids (2 in sports), 1.5 hour commute each day, and my current job, I'm having a really hard time fitting in starting a new career and business.

I'm old to real estate (and Bigger Pockets on YouTube) but just joined the online site! 

They are in a great area and I found them trough direct mailing (I could find no good deal trough agents/online/papers; if a property is on the market it is usually to late to get a good deal in my area).

I've been proactively reaching out to people who portray themselves as such on-line, but have been severely disappointed in their lack of response (and I'm talking More than one call with VM each!).

Did some reading online.  

There are plenty of online courses but, I recommend the GAMLS online course.https://www.georgiarealestateschool.com/courses/sa...They provide you with a in-class cram session you can take before you take your exam.
