I want someone who knows the market, and is willing to give their inputOur old realtor would walk a house and say yes or no, IE should would talk us out of properties she didn't like either the neighborhood or the value/remodel cost.she had the eye of an investor, managed her own properties. 

These are usually 20 and 30 something year old's and I highly doubt they own the homes free and clear that they are offering as owner-finance.

It’s an old house and will require some updating verses the superficial things I was hoping for. 

There are legitimate public safety risk homes there that can NOT be torn down because the setbacks are now too restrictive to allow a new building, even at the same size as the old one.

I do not know about cheaper, but i believe it may run the same or a little less, depends on how much wall / ceiling needs to be opened and patched to block off the ducts. the 1st floor should be easy to re route to the new unit, so essentially you would be blocking the feed and return to the 3rd floor. the only " new" duct work ( if you can not tap into the old ducts on the 3rd floor) is the new ducts for the 3rd floor. so you would have 2 new units( or 3 if you want to replace the old one) re routing 1st floor feed and return, blocking 3rd floor feed and return and new unit and possibly duct work in the attic. you will get a better system then using multiple mini splits per unit.

just an update on this.We have pulled up all the old carpets and painting has started.
