Up's and Down's of searching for the "perfect" property

As a new Real Estate agent and Investor I spend 6+ hours a day searching / traveling and touring potential investment properties. After I'm done with that I spend another 2+ hours a day putting together photos and a full property analysis so that people out of town are able to see the property in its entirety. 

Keep in mind that I'm not complaining at all... I love what I do and I love knowing that I'm adding value to investors world wide who are interested in investing in Milwaukee.

I want to hear from other agents / investors who are just starting out that have perfected the craft of managing 10+ investors who all have extremely unique investment parameters.
