Anyways comparing to Wichita which is where all my experience lies - Topeka seems to be very transient - lots of people here for short stints - AirBnB was very competitive and I think a few folks were making money there - same thing would be difficult to get it to work in Wichita - quality rentals are far and few between - Our experience looking at the rental market here was from Sept 17 to about July 18 of this year - as we just weren't sure if we'd be able to buy the house we were living in or wanted to buy it etc so we kept looking the entire time for places to buy/rent.Another food for thought is property prices are far higher in Topeka than Wichita and property taxes run about 30-40% if not more than Wichita.

Yowch.My property is a 1/1 in a quiet building in West Hollywood--a few blocks from Runyon Canyon, Whole Foods, any kind of food you can dream of, Ralph's, etc.

as a General rule and I STOLE this from Chris Clothier but he makes some great point about gross rents.a 600 dollar tenant needs 3x to qualify  that's 1800 a month - 600 ( rent) - 200 utls = no more than 1000 a month to live on.. cutting it pretty close probably has little to no savings and stability could be a challengeNow lets look at a 1200 dollar rent.. 3X  3600 a month - 1200 = 2400 - 200 = 2200 a month  over double the amount of money to live on per month .. gas is the same food is the same .. cell phone is the same so who is more stable.. ????

@Amalfi Duran from their point of view it could be quite uncomfortable to be without a bathroom, why don’t you offer them hotel stay and food for a few days until you get the bathroom done.
