There are numerous ways to set it up, but as Dave pointed out, there are also numerous ways to slip up and have a disqualified exchange, so you have to be very careful with the way you structure a concurrent/simultaneous 1031 Exchange if you are not going to use a professional Qualified Intermediary.

If you are good at that and want another big bang feature, add crown moulding, chair rail, picture frame window casing and tall base with shoe mould.
