I’m sure they do manage some properties well, and would still be far better than self-managing for many folks who want to completely outsource, but based on my research I would really suggest either looking into self managing with the help of the types of software available today (check the forum for posts on STR technology stack folks are using) or shopping around elsewhere for a manager that really delivers on the revenue management side.Best of luck!

For more than $1500 purchase, they can usually save you a good bit - depends on what you are buying - and for a nominal fee, get it delivered. 

Plus proof that you delivered the Pay or Quit (either registered mail or you will affirm under oath that you delivered it - check your particular statutes for how to do it).

I'd see if I could modify the lease scenario (hopefully it is MTM currently) or have it delivered to me vacant and made-ready.

It is true, we don't do in house property management... we use a number of great property management companies, focused on delivering the best overall experience and management possible.

This includes lack of end-to-end ownership in managing contractors to complete projects on time and lack of timely communication.As the general contractor, she was late in completing 2 rehab projects on 2 different properties because she has repeatedly hired unreliable and incompetent contractors who are late on deadlines and under-deliver.

Most of them overpromise and under-deliver.
