Moral of the story is that I'm finally on the path that I set out to find and I'm both nervous and excited  to get everything started.

They are so nervous they will never get another deal so they try to get as much as possible from a single deal.

If I were a property owner in say Colorado with a marijuana based business renting from me, or tenants that openly use, I would be very nervous. 

Banks are motivated during this time, and the longer a property sits after the 100 day mark, the more nervous they get.

I'm just a little nervous about the taxes and insurance on this house making this a total disaster of a start.

I am a little nervous to do long-distance renting, but if I do, it will have to be a steal of a deal.
