I am now seeking to purchase a medium size multifamily property Out Of State.

Medium sized deals - such as a 30 unit apartment building or a strip center, often have full recourse loans. 

I am sure there are medium to large GC firms out there who have the man power and expertise to target huge accounts....and only huge accounts.

In the medium term I want the freedom to pursue music/circus at a high level while doing some amount of freelance software engineering (I'm currently a full time software engineer for a big company) on the side.Congrats on the contract! 

I am looking at buying a medium multifamily (30-50 units) and am looking to spend under 1 million.  

I have two houses on Beech myself, that I rent short term and medium term.

I also have close ties to a medium sized civil company in Auckland and my grandfather can operate anything with an ignition (such as an excavator) which reduces the cost to renovate greatly.

During last downtown, medium bay area housing prices in a number of cities did drop 40%-70%, but recovered very fast after 2014. 

What I'm trying to do is find a happy medium between the two extremes: someone who can provide competitive rates, with quality work, and gets it done by X deadline.
