You could also probably put a self leveler down over the tile (if the manufacturer allows this) and then go over with the LVT or carpet.

Because of appreciation a great number of buyers are willing to pay over asking . let's say an investor can get a deal for 50k worth 70k, with just a 5% yearly appreciation . that same deal would be worth close to 500k by the time a person retires, great buy and hold lol..I have buyers for trailers, manufactured homes etc.

Sounds like you may want to go to Davids class and get some instruction I know I sure would before I went and spent a bunch of money on tax sales.In CA when I bought tax sale DEEDS  we did quite well we would buy 100 properties at the sale.. but we were also in the land business and knew how to resell it.. most folks would not have known what to do with vacant land. 

The current plan is to save up between $30 and $40k and buy a manufactured home for cash. 

There was not any manufacturing of drugs, only distribution.
