@Chey ZwickerConfirm verbally that the tenants have been paying on time and then ask for bank statements showing the deposits before accepting the tenants. 

They get two bites at every apple with the primary message being a cash offer at X$ or list for Y$.If the cash offer isn't accepted then a listing agreement at their number is reached.

I would accept the offer and be glad he is gone.  

I have that conversation with every buyer and buyer's agent prior to accepting the contract.

Now, that being said, we are still seeing vanilla ho-hum SFRs not only get accepted, but the completed report turned in, pretty fast (almost like they are taking a full appraisal fee, and just f-ing copy/pasting from the refi appraisal they did for the ho-hum SFR three blocks down as part of the refi boom with the same bedroom/bath count, ahem, cough cough, excuse me while I clear my throat).

They provide the full list, and make it clear that they only accept completed applications with ALL paperwork included.

And there are areas were they accept promissory notes for EM.. in Oregon this was done all the time up until about 15 years ago.. talk about leverage  LOL 

When the seller accepted that agreement they did it with that as a consideration.
