Besides 6% of 300k is 18k so the agent is losing $1000 to do more work to make sure he gets paid. 

I’ve been doing some digging on various sites like List Source and through BP here but was hoping for some insight on these questions.

If you get your license for a career in real estate that's fine, but it is very difficult to get started as an agent, you will probably make very little or even lose money your first year, and if you're also paying for college that could put you behind the eightball.
