It literally took me over a year to find this deal (I was outbid on 6 other properties) and the wait was well worth it.  

Another psycho lady who literally talked to me 1 hour and 30 min at one occasion and than cancelled the appointment and listed  the property with another broker. 

However I will literally not have a primary residence for the next year or more.  

This is literally my first deal analysis I don't mind at all if you tear it apart and show me how its done correctly.

I'm an hvac contractor, we are about the same age, so I feel your pain -- literally.  

That's literally not their choice. 

But this tool lets me use the rules to my advantage, to shave decades off the life of my loan, and literally save hundreds of thousands of dollars.

All contracts that agents would use in this area, do not allow assignments.If you double close yo either use your own money to purchase first, some title companies will let you use the end buyers money to fund your first purchase done literally minutes apart, or you use "transaction funding".
