A generic contract is how you end up in court on the losing end of a lawsuit.You need a contract that is specific to your state laws.If you have any sort of landlord's association in your state, they may sell rental contracts that their own lawyer has vetted and approved.

I am currently working a particular short sale (have BPO tomorrow) and think I'm in good shape...but we'll see where the BPO comes in.As I have a larger volume of short sales I would like to see about working with you to provide a short sale service.I'll look for your service in the appropriate section.Cheers

To name a few… Things like; DMV records, credit report records, post office records, drivers license records, address used on tax returns, W-2’s, 1099’s, unemployment claims, hunting and fishing licenses, credit card statements, bank statements, insurance of all sorts; home owners, health, life etc., what your friends, family, neighbors, and employer would tell someone asking about where you live.

Take out a small secured loan or credit card from your local bank.Pay it back on-time / quickly.Take out a larger secured loan/credit card from your local bank.Pay it back on-time / quickly.If your business is an LLC or Corp you need to develop the businesses relationship with lenders and other businesses.

Probably the reason you are having a hard time is because they are not really used that much… Most buyers of apartments or larger commercial properties have cash or bring in their own financing, and rarely ask for land contracts.Sometimes there are seller carried 2nd’s or subordinate financing, but very few land contracts… Anyone else have an opinion on this?

Foreign nationals can have all sorts of bank accounts in the USA using a federal tax number that they can get at any bank.And no, there is no way for your overseas clients to get a social seciurity number without first becoming a legal resident.

You'll have to find some other way to cover the down payment, closing costs, and other costs.Another alternative is to do hard money or some other sort of rehab loan to get into the property, then fix it up, lease it up, and refi.
