Anyway, some governments and merchants have started working together to revitalize cities and neighborhoods (appreciation), walking distance is becoming more popular (appreciation in small pockets), internet allows for more distance (unfettered) based jobs, unfettered jobs allows for more travel (airBNB and rental markets in higher demand), high unforgivable student debt suggests renting longer than previous generations.

depending on the state unrecorded land contracts are treated just like Deeds of trust  only worse you have to judicial foreclose them.I suggest you spend a little money on a local RE attorney there in your state.. internet is a dangerous place to look for these types of answers.. as they will vary wildly as these things are state specific.good luck with it...

The problem with the MLS is that everyone with an internet connection can find a property on the MLS so the second that it is listed the tigers pounce on the good deals (actually the good deals get sold before they should up publicly) What you need to do is to learn how to buy creatively.

That type of info, if it's on the internet, then it is readily available to your cash buyers & their end buyers.If wholesaling, go ahead and run some numbers, give them a contingent offer based on the fact you haven't walked through the property.
