Driving for Dollars Horror House?

I recently have started my grass roots wholesaling campaign with driving for dollars. I have read on bigger pockets its a great way to see whats out on the market and get a great feel for a house. In my travels I had come across a house with a small for sale sign and quickly looked it up online to get an idea of what type of numbers I would be comfortable talking with the person. After speaking with the person who was not the owner he had told me that they wanted to list the house in the next week or so. I had told him I was a cash buyer and spit out a number which was half of what the Zillow estimate was. The gentleman told me he would have to talk to his client and would get back to me. Pretty standard? Well about 3 days later while getting ready to do my bulk mailing campaign I had googled the address to make sure I had the right suffix of the address and found that the owner just confessed to killing his mother in the house back in 2013, and left the body in the house for four months before anyone had known about it. I have received a phone call from this attorney the other day wanting to know if my verbal offer is still available. Now my question to anyone out on bigger pockets is: Do I pursue this deal? Does the article which states the address in which the crime had been committed in effect the property value? Do I counter with a lower offer? and if wholesaling the property what type of disclaimer do I tell my buyers?
