The biggest risk in STR is already mitigated in your case with zoning exclusion. 

With this being said, my boyfriend is an industrial designer so he naturally gravitates to the modern look. 

As someone who is interested in learning, exploring, and generating a name worth having in the industry, I would take the opportunity to participate in a deal with someone else’s funding, even if it meant my financial gain slight. 

From the little bit I know from reading about start-ups, it is very tough to break into that ring without some help or knowing people in the industry.

Will this affect my insurance rates, coverage, exclusions, etc..?  

In a city dependent on rentals, the laws should stay in your favor vs a city that might also have different booming industries (i.e.

It drives them out of the business and corporatizes the industry.
