So I'm thinking quarterly would be viewed as generally acceptable in my area, even though it is not a common practice in my experience.I'm probably going to phrase the inspections as geared towards identifying any potential leaks (pipes, windows), moisture issues, etc, to protect the tenant's home, and ensure it stays safe and healthy for them and their family.

@Joe SplitrockThanks Joe this is helpful and it is exactly what my HVAC technician mentioned during his tune-up,  this tenant moved in after the last tune up.A problem I have in general when I attempt to educate is they generally tend to resist and come back with with an argument this is not how it used to be at my previous place so I've been trying back up the education part with some resources Online on HVAC for a more healthy debate hope I will find some online resources soon.

To echo what others have said, if the tree is in reasonable healthy shape, then any damage that happens on either property is the responsibility of the that respective property owner and considered “act of god” by insurance.
