Hi,I'm brand new to the investing environment (don't own any houses yet.).

I also wouldn't purchase properties outright because it diminishes your cash on cash return, limits your tax deductions, and make you a larger target for more lawsuits because of the high equity positions; additionally, I think you should take advantage of the interest rate environment now while they are lower.

Cost to build in today's environment I would budget $200-$250/sf.

We have had a moderate amount of success but to be honest, we are struggling finding the "right" deal in the current environment.

but if feel kind of stuck, as I can't see myself living in a non urban environment, even one in a beautiful natural setting.

I had a 7 figure line with this bank before the crash they called it I paid it back.. but they could not make those loans in the bank environment 4 years ago..  

Unfortunately, my previous work environment was very toxic and got increasingly worse once they learned I was expecting my first child.

I'm not saying people that live in a trailer park are bad people, but the environment is a lot different than a neighborhood of single families as well. 

Many justify the time effort and money by convincing themselves they are making the effort to provide the best quality living environment for their tenants.

I grew up in similar environments so I get it.
