A flip can take three to four months when you're doing a cosmetic flip (new kitchen, new floors, new roof...etc).As for finding a competent contractor you simply have to interview them and see who actually takes notes, is reliable, gives suggestions, makes suggestions on how to find much more cost-effective finishes and does not over-charge then they're a good contractor but that contractor already has a ton of business.

I owe 68k,  I upgraded the place myself new kitchen new baths floors paint ect.  

Each unit has there own ground level garage, with a small 5' x 8' heated mud/utility room in the back of each garage, and "L" shaped stairs leading up to the main floor that has the kitchen, living, dining. 

I do these all of the time- if this is a rental, middle class sort of area; paint the cabinets, new hardware, new lighting, new appliances, resurface the counters and new flooring and all of the sudden it will look like a million bucks.
