I'm under the impression you would be investing that IRA money straight into a specific property, and you would be beholden to very specific rules on how everything must be handled.

Is there a super spreadsheet or software out there that can handle things like:-Vacancy of single units in a multi during a rehab and the associated costs (utilities during rehab)-Projected capital expenses at a specific time...parking lot resurfacing in June of year 3-Seasonal expenses like snow removalMy point is that a percentage of something is too generic and does not represent how cash really flows.

I should have clarified that my intention is to use the renovation budget for major fixes (structural, roofs, exterior projects, plumbing/electric) and then I was planning on doing the smaller projects that I can handle (flooring, painting, kitchen update, tiling/backsplashes, etc.) over time.

I mean title issues is just apart of being in real estate and the closing attorney will get everything handled with maybe some help and leg work from the seller and wholesaler to get it cleared and you will close and get title insurance like any other time.
