I would recommend David Greene's book long distance real estate investing.

Scrubbed walls/ceilings/trim with a deck scrubber and the purple heavy duty Simple Green from Home Depot.

I would be doing a lot of reading right now, starting with the classics on RE from Robert Kyiosaki, the Brandon Turner/David Greene books here on BP, as well as books on mindset and leadership from Napoleon Hill, John Maxwell, the list goes on and on.

I think it's best to have an imperfect start than to wait until all the lights are green to go.If you can gather a list through public record inexpensively, then go for it.

If you haven’t read @David Greene’s book Long Distance Real Estate Investing, I would recommend that as a starting place.
