@Brandon Capelle My thought has always been to include those utilities in the rent as its typical for the area and good tenants would not allow you to charge full market rents plus water and trash.

With regard to paying people to stand around, my thinking is to start with a part time employee with the intent of within a moderate amount of time ramping it up to a full time employee and perhaps 1-2 additional part time employees.

3rd floor condo is the key to this....you can do everything humanly possible in your unit, but unless the others do the same, you will never get rid of them...ever....In a condo environment, the attack has to be way wider than your unit and it will take more than a few days...probably a month or 2 at minimum.
