Fixed the laundry abuse problem, i charge the same amount of rent and make a little extra on the side from the use of the washer and dryer.  

The slight extra they are allowed to hold is to cover annual tax and insurance increases that they can't effectively predict and budget until that year's payments go out which is too late to collect them. 

I do understand that there is a level of difficulty, however, I am ultimately trying to become financially independent and there is nothing more difficult than achieving that.

I would like to generate extra monthly cash flow, and getting involved with the Bigger Pockets community seemed like a good way to start. 

If the properties still cash flow with less money down and the extra cost associated with the loan, I think that would be my choice.
