The beginning is very tough - it's going to take a minimum 6 months-1year to build your business.....this time of the year is very important for 2018 success - you need to build and cultivate a pipeline....here's what you need to do1.Call expireds and FSBOs - they're your most immediate source of business2.Cold calling neighborhoods, Just listed/Just Sold - not as immediate as expireds but much less competition3.Open Houses - try to target fresh listings in popular price points - get everyones sign in info and follow up with themAnd obviously if you have any friends or family interested in buying or selling that would be your number 1 source.....the more people you cold call, the more conversations you have, the more listing presentations you do the better you'll get at all aspects of the business.....good luck.

If the lease expires like you say at the end of December, and no other renewal provisions are made, the lease is then a MTM and the MTM rules apply, which is a 30 day notice.

If tenants are on a previous lease where it is stated that the landlord/owner pays for the water and sewer, you have to honor the previous lease until expired.

does not make a lot of sense. other than trying to wipe out the senior debt if you go all the way to foreclose out the property.. but senior debt has the right to cure.. but you know people.. its all about angles Around here you have to foreclose within X years or your right to do so expires.

Perhaps there is even such language in the lease.So, language like, "The Landlord must provide the Tenant 60 days written notice of any changes to the lease", in my (non-legal) opinion, does not apply to changing the Term of the lease (in this case, its expiration date.)If you decide to go the eviction route, consider the costs and likelihood of winning in your jurisdiction when a tenant has done nothing wrong.All of the above is moot if this is a month to month tenant.
