Is it because you "think" it is a good deal, because you did not have the motivation to hunt for the right financing, or is it because you have not overcome your "paralysis" and are afraid to move forward and wish to use the financing issue as an excuse?

I was actually wanting to take them in person to meet new people, have an excuse to visit some family while I am there, as well as ask questions in person to a knowledge instructor but your comments are making me second guess that aspect.

Excuse me Jackie, but that is not correct. it depends on who the buyer is, another investor type can be a commercial loan, to a homeowner who intends on living in the property is a consumer loan and does matter, so let's be more careful in what you post as what is applicable and what is not.
