Things to look for is a waterline on the walls an excessive amount of moisture damp floors walls bowing and cracking and the worst mould. 

Though it doesn't address repairing the foundation damage, it may give some insight into managing basement moisture in general:

He asked the question….what is excessive noise?

Look for excessive credit inquiries, new cards, new car loans, etc.

I now have a storage unit with some excess furniture in it for my next STR purchase.

  #3 is a brokerage account where I'll move excess cash to build up for the next purchaseI don't know how common this practice is or not.

If you have a relationship with a good attorney who can guide you through the process and sufficient excess operating capital, including reserves, maybe you could start in the business by financing someone else's deals.

They were definitely trying to line their pockets with their excessively fancy and expensive mailers.So, you take a marginally intelligent, but hardworking kid with no leadership, have his teachers tell them they need to go to college, they receive attention and a fancy mailer from salesmen, and it's a recipe for disaster.
