If you have to go buyer leads—expect it to cost more and you’ll want to create a couple “lead magnets” like free “how to sell in 5 easy steps your house guide” or “Inexpensive upgrades for a huge ROI on house sale price” or something like that to incentive people to fork over they’re information or like your page.

Generate way more leads than you need, then cherry pick the easy ones.

To find a honest roofer, contract, handyman in Florida seems not so easy and lots cheap snakes.

How does anyone make any money, in the current environment of low cap rates, where finding an 8 cap is not easy, with 8% interest rates? 

If not, and its a 3/1 or 3/2 duplex, I would question the area.Finding tenants is pretty easy in our area. 

Bigger/higher buildings take longer too unless there is easy roof access.
