I make it explicitly clear to the buyer's agent that they are not to hand out the lock box code or make entry without our permission and that the buyer is not to have the lock box code what so ever which is standard in RI.

According to an article published by a local news agency, KHQ, on January 16, the availability of 2 bedroom homes in Spokane is currently only 1.1%.Although these little houses are unlikely to meet the 1% rent rule, the entry cost for a turnkey rental is well under $175k and will allow for positive cash flow.

LVT is certainly the thing to do in the entry and landings, you could also go with tile in a front entry if you are a more high end but it will get slippery in snow so might not be the best choice.

If it is a gate to a common entry into the house itself and then the entry for both of the duplexes is off of that (like a common entry to an apartment complex), they you need to replace the lock to protect the house itself.
