I have been read and listening to everything I can get my hands on about wholesaling and rehabbing since February & it is my fear not let a deal pass me by.

OK so this morning I was passing by a house that was listed for sale.

He might not be motivated or just wants to play a mogul seller to pass free time in his old age.................. : )I have a same situation.

so i am very new to this rei world and have found my share of deals one too big and profitable to pass up.  

We passed up a house that all the walls were crumbling, dirt basement,  outlets in floors, old fuses, etc..To top it off, it had just snowed and I about got stuck trying to find the drive which sloped down.

A SMLLC is a pass through entity and the IRS doesn't recognize it as a business if used for real estate investments.  

Just passed my salesperson's exam, and I am looking for the best possible company to start my business with. 

@Matthew Rue, Pass them along to a fellow real estate agent who will list the house.

One buyer passed because there was some stain on the handles in the kitchen.  

It may seem like reasonable requirements at first, but if it's passed into law, the industries foot will be in the door and that law will continue to grow and become more and more complex and costly until they have it the way they want it.
