I don't have any experience with that, but with VA being strict in so many things, I could see there being an issue.  

Or maybe not re-activate your license so that you can avoid that issue? 

This is also my issue recently on BP.

You run into the issue of one leaving and them bringing in a new roommate. 

The avg review rating only would matter if you see a cluster and then read the reviews to see what the issue was. 

I will manage the property but having issues marketing on furnished finders without being the property's owner.

Both times the tenants had renters insurance in place which took care of the issue so my client (the landlord) did not have to get involved nor make a claim on the landlord policy.We are very much in a hard insurance market right now - many carriers will not accept a new policy from you if you have a property or liability claim within the last 3 to 5 years (depending on the carrier) so you really don't want to make a claim right now if you don't have a large loss or can get it sorted yourself.

A syndication or fund should have plenty of other issue, such SEC filings, accounting standards, actually being able to manage the business, actually running the business...As for credibility, a real estate license doesn't add much, in my opinion. 

My issue, is that from a consumer standpoint the industry perceives to switch from residential to commercial at 4.

Some people say multi families are harder to sell than single family houses because the buyer pool isn’t as big but I keep my properties in tip top condition and I just don’t see that as being an issue.
