I understand things are tight, but the property should fund itself without your personal capital being brought in other then emergencies.   

Never deplete your security deposit for a tenant who is still present.Schedule an inspection to document damage that was noticed during the recent emergency repair visit.

If I'm reading the Illinois Rental Property Utility Service Act correctly, it looks like 7 days is required: "This Section does not prohibit temporary utility shutoffs in cases of emergencies such as gas leaks or fire or, upon 7 days written notice to each affected tenant, temporary shutoffs required for building repairs or rehabilitation." 

Be sure that you have a way to reasonable deal with an emergency issue if it were to arrive, if not in cash, at least with a line of credit or something at a reasonable interest rate. 

So I’m in a good spot and I make 190k a year as an emergency room nurse. 

We used a majority of our emergency fund to make that final payment.

If your city or state is operating in a more aggressive manner or courts are shut down due to judicial emergency, it definitely complicates things further.

Unfortunately in today's uncertain world where one job loss or medical problem can put one's health and finances in jeopardy and if  due to emergency you have to sell the property or properties  after holding on say 20 plus years then it becomes a huge burden unless one puts aside that money every year as a contingency.
