The business pays lots of bills like gas, tires, oil changes, eating out with clients, steak dinner for twice monthly board meetings with my wife/partner, trips to see properties where I happen to have a bike ride and stay the weekend to look at properties(air bnb stay is a business expense as well as food).

I don't really know how you would know if this was something the tenant either caused or failed to report and most likely I would just eat the cost.
