Buying a Primary Residence for 1y VS straight Investment Property

Hi BP!

I just moved to Miami and planning on staying for a year mainly for Tax reasons (lived in NYC and can save a couple 10ks by living here).

Hence I though about buying a property in Florida and move in it for a year and then to rent it out.

However since I would be staying there for top 1 year, I'm wondering where I could get the most benefits in taxes/expenses in having it as:

- primary residence, then convert to investment property after 1 year

- investment property since day 1.

Notes: 

First home owner

The house I want to purchase would be much less than my current gross income, so I don't believe getting qualified is a problem (I'll know in a few days!)

Single (--> I can be very flexible)

I expect HOA being a big part of the equation (500-800/month)
