My wife and I are looking for out third investment property, but we are worried about how to get financed for the third time, we rent both of the properties and hope to find a triplex or duplex, and we rent where we currently live now, does anyone have any stories to add or any information on helping me, we have not put any of the properties in LLC form yet, also looking for info on this as well.

A duplex with really good numbers, however my target acquisition price is $290k (asking was $339k) based on the fact that the listing agent hinted the buyer might sell at that price (“he’d probably let it go for 290-295”) were her exact words.He came down to $315 and now $310 firm and doesn’t seem to want to budge.The property is pretty much turnkey, which is what I’m looking for, (and I understand that I’d pay more for a turnkey property) but is the highest priced property in the area (based on comps) and I don’t want to overpay.That being said, the numbers still work, even at $310k.

So you could buy a $200K duplex and live in one side because you are purchasing at least $100K as investment.

So my question begins with stating that I have a duplex in a highly desirable area in Columbus Ohio in which I’ve just got done rehabbing both sides.
