The location is right behind a shop but it's also across from a park which would be awesome since I have a dog and run a lot.This property also has 55 saves on zillow in the 1 day that it has been listed so I'm assuming it will go well over the asking price. 

I have a bird-dog finding me out of state distressed properties and a contractor lined up to do the work.

I've since learned the following about these tenants...1) They have 5 small dogs!

They wrote us a nice letter saying how they wanted our house as first home, hard was perfect for thier dogs etc etc.

Repairs:- I had to get the front door re-stained to fill a nail hole and cover dog scratch marks.

She has two dogs, which we are allowing because we're not going to be changing out the carpeting at this time.
