At the end of the day, it all comes down to marketing.  506(c) and reg A let you directly market your fund, but the most successful syndication marketing I see is rarely a DEAL, but rather is more focused on your experience and value proposition.

This is really an accountant question as to how you can structure to use your RRSP's as an investment with it still being arm's length away so that you do not get taxed on it until it is used for the purchase at the end of the rent to own period.Best Wishes

Get permits for everything except direct replacement cosmetic work.

In an IRA there is a small tax that comes with the use of non-IRA money to accelerate the growth of the IRA.  

They also would rather manage expectations - aim small, miss small.

All have been returned by USPS not received although notices were left.It is my understanding these certified letters are useful in small claims court by  showing a history of notifying and requesting they trim their trees.

Finally, another offer and another nit-picky list of non consequential stuff to fix (including a small tear in a window screen and a front step that had settled and was now 1/4 inch lower and out of compliance)!
