A main concern is if the town gets destroyed by a storm yet somehow the houses are still rentable and you cannot get an insurance claim in on the house itself, is there any form of insurance that can cover the loss of rental income due to people not wanting to rent the house because the rest of the town is destroyed?

But the reality is you're taking a dumpy area and house in Cleveland and then comparing it to a nicer area and home in Detroit to make it look comparable.I'm sure this will ruffle even more feathers but it's the truth. lol, takes a mighty big pair of stones to base your argument off of data provided by Zillow.Yes, James, it seems folks like to hyper focus on the fact I quoted Zillow data as if that destroys the underlying point.The reality is the price-to-rent ratio in Detroit is far more favorable than it is in Cleveland.

They have a service and that’s to find a cash buyer and find them fast, something a lot of sellers need because their house may go to auction in less than 2 weeks or house is vacant and it’s destroyed and they just want out.

This also means I don’t need many Dropbox folders.Then, all paper with anything identifiable on it gets thrown into a “to be destroyed” box and shredded about once a month.

He likes tenants that have been in the program at least 2 years; says they know the importance of that subsidy,  and will do anything to keep it.Section 8 gets a lot of flack for having tenants that destroy houses.

This occupant has to have somethin on the ball to be in a house of that value, he's no skid row bumb, usually they won't get into criminal behavior destroying the place, they will sit as long as they can but I doubt the sheriff will be dragging them to the curb. :)

Maybe the owner is old-school and only uses a rental sign with no bg/credit checks: He's got huge vacancy rates and rents way under the market to people who destroy his units.
