I'm not sure if that's due to liability or lack of demand (as you pointed out, pools have liability and there are lots of them in my market as well).Every time I visit the property, there are 3 or 4 young kids (under 10) playing outside on the grass, and I would really love to have a playground for them.

to me personally only way it makes sense is to go large.to buy 1 or 2 of these your playing Russian roulette  if its all if not most of your liquidity then i don't think personally the risk is worth it..

Other parks in the area are getting $250/month with no amenities so there is definitely some value-add by increasing the rents.Rental demand is very high in my market and I could see rents increasing in the future.
