This has been approved by the council etc, and I now have a class C quote of around $300k for the new build, including 10k for the foundation work.I estimate I will be able to rent this two bedroom standalone for around $1800-$2000 per month.I need to write a business case to present to the bank to get financing and so I need to figure out ROI etc.This is in a very desirable town with 0% vacancy.Any advice on how to get the refinance and what to include in my proposal to the bank?

If there's been a lot more cooking due to COVID.Really, a lot also depends on how the washing machine drains its water into this sink.My main worry here was that there might be a CRACK in the stack that caused the leakage, because that would take some expensive demo work to pinpoint to repair.

Now granted depending on Asset class this may not be an issue but it our trolling in the C D high yeild rentals this will be an issue.so in my mind figure out what you need to have to back stop you if you have either of those events  Black Swan or bad tenant. then put funds aside accordingly and its not exponential the more doors U have the less per door you need.
