When I owned a home and had contractors working on it, they would contact me when an issue came up.If the issue was urgent, they would call me at work and if I didn't answer the phone, leave me a message.

Deals like this ( with little meat on the bone) are not worth pursuing in my view 

@Josh Cook I believe you are correct. 

Although I am sure it will affect me at some point I am trying to find locations that I have personal knowledge of the market saturation, overall market, and we do a evaluation of the property before purchase forecasting things that are more common maintenance issues.

That's insane, especially here in Cook County where evictions can take 4+ months. 

I’d love to join a real estate club but I see no listings near me at all on the weekends which is pretty much the only times I have off.

That seemed scary to me at first but could be a really good option for some of these deals.

Even if that still put it on the higher end, I would be ok with that, as long-term renting is a last resort for me at this point.
