Hey, I have looking to convert a zoned RM1 single-family to a multi-family and understand that I would need to complete a Use Registration application.Question: Do I need to include the existing floor plans with the application, or just the plans of the changes?

Need demonstrate that you can convert these homes in an agricultural town growing onions and turn them into gold.

My goal is to achieve at least a 25% cash on cash return on flips over a 6-month period or in the worst case convert the purchase into a buy and hold investment to earn at least a 10% annual cash on cash ROI after taxes.For me cash is king and I want to grow my cash as quickly as possible while managing and shifting risk.

After a reasonable period, I think maybe 1 year, you can convert that NM rental into a primary residence.

The properties I've been eyeing, are quite large single families that appear to have been converted to multis.  

You should buy homes and convert them into half-way homes or assisted-living home.
