If you do have affordable utility bills, make sure to point this out to the tenants and let them know how much money they will be saving during the summer on AC.

This does not create any tax problems, because of too few personal days to matter.If, however, you used it as your summer house for 2 months, now you have 60 personal days and 305 rental days.

If you were in a rental during a hot summer and the HVAC decided to go on strike and your apartment was in the high 90s (or worse), and you leased a place with AC, I'd bet anything that you would want your landlord to make things right - and right now.

Then you lock people down for a month or two, right before the summer months when the market is always red hot anyway...
