My parents are interested in buying a property in their neighborhood using a HELOC to buy it for cash.

However, I'm starting to worry about managing these properties once I relocate.While cash flow is likely to break even or be slightly positive, paying 8-10% for a property manager would significantly eat into my margins.

Medium-term rentals provide consistent cash flow and avoid storage costs, while house hacking offers location-independent flexibility and strong rental demand.

It's a long term relationship that you'll want to build so might as well do go with someone you enjoy working with right from the jump. 

The problem is that it seems that it will be very difficult to generate even a neutral cash flow given the high HOA fees, taxes, and insurance in Florida.

The new property wouldn’t cash flow much but neither is the old one I have.
