First you have to decide what your reason for investing is So, Decide which kind of investor you want to be (SFR, Commercial, Land, Tax Liens, Passive, HML, Multi-Family, Notes, Fix & Flip, Buy & Hold, "Subject To", apartments, duplexes, assisted living, REOs, Foreclosures, Short Sales), etc.

@Mindi Rosser & @Greg GerkenAs someone who does this work for a living, I can assure you, you do not want to get in the weeds with this stuff.Some investors spend way too much time getting the site up and running.

If I wind up Paying 500 a  month for the mortgage, I will be spending less than I am for my current rent and I will have got into my first deal.
