., @Albert L. and @Andrew Frishman, my apologies for my delay in attending to this thread - as Chris mentioned, we have definitely been expanding rapidly this year and I haven't always had as much time as I'd like to be on BP.That being said, I am sorry to hear that there have been some communication issues on our end.

Obviously, during development all inputs to IRR will be negative, but presumably there is stabilized income for some number of years and then a lump sum payout as your exit strategy when you sell.Perhaps you're asking a different question, in which case I apologize if I'm not answering it.

Hello all, apologies if this question has been asked before but after searching through the forums for a while I found nothing to match my particular situation. 

If my comments above sound harsh I apologize that is not my intent.I see investors constantly making bad decisions related to insurance and feel my contribution to this platform that I get so much out of is to try and give the best advice I can for the area I work in.

Yeah OP apologize for the hijack ...but with rent controls, property citations for minor issues etc especially in upstate NY its getting tough to impossible to be a conventional LL.
