And the 1031 will allow you take that tax (plus the depreciation you would have had to recapture) and use it to buy even more property.

They have the lowest rates we can find and since they are 30 year fixed...they allow us to cash flow better...which helps us qualify for other loans later.

I would probably just buy with cash and wait to see if rates go down to refinance.You could also try to get a HELOC on the house that would allow you to pull out cash if you need it (say another good deal comes about).

I had to rush to get an inspection lined up for the following day, but we were being held up waiting to hear if the current tenants that were occupying 1 of the 2 units would allow us to get in there to get an inspection done on short notice the following day on the Sunday before MLK Day.At this point, everyone goes dark.

This is because it’s the fastest way to achieve $1500-$2000/ month passive (when I’ll be 25 years old) which will also give me a HELOC, allow me the option to leave my job and get a less strenuous one, and be able to provide to my family and repeat the process but a lot faster.
