From a servicing and reporting perspective - if the lender does not report to credit and they REQUIRE an LLC to fund, then the parent servicing entity most likely will keep your business/investment loans separate from personal credit.

You can go back to the seller and state the actual value of the property and how much you're willing to pay, even if the seller intentionally listed it low to start a bidding war.

Its certainly hard to cash flow significantly in the current environment (high rates, high values etc) - I tend to think though that just "doing" a first deal even if it doesn't make too much is valuable versus getting stuck in analysis paralysis - the learning from the experience of actual doing it generally is 10X + even a ton of courses, info, spreadsheets etc

The goal is to find a way to offset some of the unexpected W-2 income and pick up of a vacation/rental property at the same time.I like the eastern shore, but I’d really consider your actual goals , if you want to own a 2nd home and use rental income to offset it great, if the only goal here is to save on taxes It’s probably just not worth it.
